Smartworks Mumbai Office Lease: 1.82 Lakh Sq Ft Deal in Andheri East

Smartworks Mumbai office lease: Smartworks has expanded its presence in Mumbai with the lease of 1.82 lakh sq. ft. of managed office space in Andheri East. With this addition, its total managed office portfolio in Mumbai now stands at 2 million square feet, according to a statement issued on February 11.

The new space is located at The Square, Lloyds Realty Developers Ltd. The property is close to the MIDC commercial district and Chhatrapati Shivaji Maharaj International Airport’s Terminal 2. It also has access to the Aqua Metro Line’s T2 station and the Marol Naka station on Metro Line 1, improving connectivity for corporate clients.

Smartworks, which was listed last year, operates 63 centers across 15 cities in India and Singapore, with total holdings of 15.3 million square feet. The company typically leases large bare-shell properties and converts them into fully serviced office campuses. These campuses offer facilities such as cafeterias, gyms, sports areas, creches, medical centers, and convenience stores.

The Mumbai expansion follows a series of leasing deals in other cities. Last year, Smartworks Mumbai office leased around 1.68 lakh square feet in Kolkata across its Victoria Park and Mediasiti campuses in Salt Lake City’s Sector V. In Navi Mumbai, it took 5.57 lakh square feet at Intellion Park, developed by Tata Realty and Infrastructure Limited. In Pune, the company leased about 1.66 lakh square feet at its Marisoft campus in Kalyani Nagar to Wolters Kluwer India.
