
Mumbai is set to take a major leap in modernizing its property ecosystem with the introduction of the BMC AI real estate approval system, aimed at simplifying approvals and improving transparency. The Brihanmumbai Municipal Corporation (BMC) is preparing to launch this advanced artificial intelligence (AI)-driven facility to make processes quick and more efficient.
The shift is expected to significantly enhance the ease of doing business in India’s most active property market. Mumbai recorded over 97,000 housing unit sales in 2025, making it the country’s largest market by volume, while the National Capital Region (NCR) led in terms of overall property value.
Speaking at NAREDCO Maharashtra’s ‘Change of Guard’ ceremony, Municipal Commissioner Ashwini Bhide said the AI-led system would streamline approvals and reduce delays that have long affected developers and homebuyers.
“The introduction of this AI-driven facility is a significant step towards making processes faster, more transparent, and efficient. We aim to reduce approval timelines and create a smoother experience for all stakeholders,” Bhide said.

The upcoming platform will bring multiple civic approval systems under one digital interface. Developers, architects, and consultants will be able to submit applications, track progress in real time, and benefit from faster Mumbai real estate approvals without repeated manual follow-ups.
AI tools will play a key role in automating document verification, checking compliance with development control regulations, and identifying errors early in the process. This is expected to reduce approval timelines, which have traditionally been one of the biggest obstacles in Mumbai’s real estate sector.
The system will also improve accountability by reducing human involvement and standardizing procedures. It will identify gaps, ensure rules are followed, and provide data-driven insights to both applicants and civic officials.
The initiative is part of Mumbai’s broader push to become a more technology-driven and investor-friendly city. With real estate playing a crucial role in economic growth and urban development, faster approvals could help accelerate project launches and improve investor confidence.
The BMC is currently in the final stages of setting up the infrastructure and plans to roll out the system in phases, along with training and onboarding support.
