The deal involved a stamp duty payment of ₹1.92 lakh along with registration charges of ₹30,000. As a woman homebuyer, Tendulkar benefited from Maharashtra’s 1 percent stamp duty concession available to female property owners. In the state, stamp duty rates generally range between 5 percent and 7 percent depending on the city and district.
Local property brokers note that residential prices in Virar typically range between ₹6,000 and ₹9,000 per sq ft, though rates can vary depending on the micro-location, building age, and connectivity. Virar has steadily attracted buyers seeking relatively affordable homes within commuting distance of Mumbai.
Meanwhile, development activity across the broader region continues to gather pace. The City and Industrial Development Corporation of Maharashtra has invited bids for the development of an International Corporate Park in Kharghar, located in Navi Mumbai. The proposed project will span more than 100 acres.
The business district is planned on the lines of the prominent Bandra Kurla Complex and aims to attract large corporations, financial institutions, and mixed-use developments. Officials expect the project to strengthen Navi Mumbai’s role as a growing commercial centre within the metropolitan region.
With growing infrastructure and expanding real estate development across the region, micro housing markets like Virar is increasingly entering the spotlight.
