
Workday India Private Limited has signed a major Workday Chennai office lease, taking on approximately 1.94 lakh sq ft of commercial space in the city. The company has leased the office from Cowrks India Pvt Ltd at a monthly rent of ₹1.85 crore, according to property registration documents.
The office is located at Millenia Business Park in Perungudi, a prominent IT and commercial hub in Chennai. The transaction was executed on January 10, 2026, with Workday paying a security deposit of ₹13 crore.
The agreement has been structured as a sublease, with Cowrks acting as the sublessor. Arliga Ecoworld Infrastructure Pvt Ltd, a Brookfield Properties entity, is listed as the confirming party in the deal.
The total leased space is spread across four floors first through fourth within the business park. The lease commencement is staggered, with 1 lakh sq ft starting from January 2026, while the remaining space will become operational from October 2026. The overall lease tenure is seven years, with a 4.75% annual rental escalation built into the agreement.
In addition to the base rent, Workday will pay ₹1.52 crore per month towards fit-outs for the first six years, indicating a managed workspace setup.
