Tata Sons has leased its sea-facing bungalow in South Mumbai’s Colaba for a five-year term, in a deal that draws attention not only for its location but also for its association with Ratan Tata, who designed the residence and lived there in his later years.
Property registration records reviewed by Zapkey show that the 13,200 sq ft bungalow, known as “Cabins,” has been leased at a total rent of ₹11.07 crore. The property is located in the upscale Colaba area in Mumbai, known for its heritage homes, sea views, and proximity to key business districts.
The leave-and-licence agreement reflects that the bungalow is owned by Ewart Investments, a wholly owned subsidiary of Tata Sons. The property has been leased to Tata Sons Private Limited at a starting monthly rent of ₹17.56 lakh.
The lease runs from October 2024 to October 2029. Registration documents show that the agreement was executed on February 6, 2026, and formally registered on January 12, 2026. The contract also includes a clause for a 10 percent rent escalation after every three years.
For the transaction, stamp duty of ₹4.63 lakh and a registration fee of ₹1,000 were paid. The agreement also records an interest-free security deposit of ₹10 crore for the property, which includes a basement, ground floor, and three upper floors.
The deal highlights continued demand for large standalone properties in Mumbai’s premium coastal locations.
