Sunteck Realty Acquires Prime Two-Acre Land in Andheri East Near Mumbai Airport

Sunteck Realty Limited has acquired a two-acre land parcel in Andheri East, close to the Chhatrapati Shivaji Maharaj International Airport, strengthening its position in one of Mumbai’s most tightly held commercial and residential districts. The company expects the project to yield a gross development value of about ₹2,500 crore.

The plot, located off Andheri–Kurla Road and within 250 meters of Sahar Road, offers direct access to major arterial routes and seamless connectivity to the Western Express Highway. Its proximity to established office clusters, premium hotels, and dense residential neighborhoods places it within a mature mixed-use ecosystem that continues to attract steady end-user and investor demand.

What sets this acquisition apart is the site’s history. The land had been entangled in litigation and ownership complexities for over a decade, involving multiple stakeholders. Over the past 18 months, Sunteck engaged separately with each concerned party to resolve the issues and secure a clear title. The resolution unlocks a rare greenfield opportunity in a market where supply remains constrained and redevelopment dominates new additions.

The purchase reflects the company’s city-focused expansion strategy, which centers on scaling up within proven micro-markets rather than dispersing capital across geographies. Andheri East, boosted by metro connectivity and its closeness to the international airport, remains one of Mumbai’s most commercially active corridors.

This marks Sunteck’s third strategic addition in the current financial year, following a land acquisition in Mira Road and development rights secured for a housing society, also in Andheri East. The company’s development portfolio now spans roughly 52.5 million square feet across 32 projects.

By converting a long-stalled parcel into a viable development asset, Sunteck reinforces its reputation for navigating complex transactions in competitive urban markets while expanding its footprint in Mumbai.
