Prabhu Deva Sells Mumbai Minerva Flats for Rs. 14.8 Crore After 13 Years

Renowned choreographer-actor Prabhu Deva has sold two luxury apartments in South Mumbai’s Mahalaxmi for a combined ₹14.80 crore, according to property registration documents reviewed by CRE Matrix.

The units, located in the iconic Lokhandwala Minerva tower, were sold to Priya Ruparel and Manju Dange at ₹7.40 crore each. The deal was registered on March 13, 2026, with a stamp duty payment of ₹74 lakh and a nominal registration fee of ₹30,000.

Interestingly, the transaction reflects only a marginal appreciation over the purchase price. Prabhu Deva had acquired the two apartments in December 2012 for ₹14.45 crore, indicating a modest gain over more than a decade an unusual trend in Mumbai’s premium real estate market.

Each apartment measures 1,295 sq ft and is located on the 32nd and 33rd floors, offering expansive views of the Mahalaxmi Racecourse and the Arabian Sea. The sale also includes four parking spaces.

Developed by Lokhandwala Infrastructure, the 79-storey Minerva tower stands at approximately 301 metres, making it one of Mumbai’s tallest residential buildings. However, the project has faced its share of regulatory scrutiny, with the Maharashtra Real Estate Regulatory Authority previously directing the developer to compensate buyers over possession delays.
