Netflix has expanded its footprint in India by leasing over 41,000 square feet of office space in Hyderabad through its subsidiary, Line Gatos Advanced Imaging and Visual Effects India LLP, according to property registration documents.
The leased premises are located in the Atria Block of International Tech Park Hyderabad (ITPH) in Madhapur, a key technology and business hub. The property is owned by VITP Private Limited, and ITPH is backed by CapitaLand India Trust.
The lease agreement, which began on August 1, 2025, spans two floors and runs for five years. The monthly rent has been set at Rs. 39.36 lakh, calculated at Rs. 95 per square foot, with payments commencing from October 2025. The agreement includes an annual rent escalation of 5%.
As part of the deal, Netflix has deposited Rs. 2.36 crore as security. Additional costs include Rs. 1.43 lakh per month for 41 car parking spaces and ₹74,400 for 124 two-wheeler slots.
The lease also carries a three-year lock-in period, ensuring long-term occupancy. This move marks Netflix’s second office expansion in India, reflecting its growing operational and creative investments in the country, particularly in visual effects and production capabilities.
