The under-construction Missing Link project on the Mumbai-Pune Expressway is expected to significantly improve connectivity between Mumbai and Pune while also unlocking new real estate opportunities across emerging micro-markets such as Karjat, Neral, and Lonavala.

The project, designed to bypass the challenging ghat section of the expressway, is expected to reduce travel time between the two cities by approximately 20–25 minutes. In addition to faster commutes, it aims to ease congestion along one of India’s busiest transport corridors, improving overall travel efficiency.

Industry stakeholders note that the impact of improved connectivity is already being felt in nearby real estate markets. Locations such as Karjat and Neral have seen a gradual rise in buyer interest, driven by their affordability, scenic surroundings, and growing infrastructure support. These areas are witnessing an increase in developments, including plotted layouts, villa communities, and second-home projects.

Developers indicate that reduced travel time could make these peripheral locations more viable for both end-users and investors. As urban congestion and property prices continue to rise in core city areas, homebuyers are increasingly exploring alternatives that offer better living conditions, open spaces, and improved connectivity. According to industry representatives, the Missing Link project is expected to further strengthen this transition by improving intercity accessibility and opening up new development zones. Enhanced mobility may also support decentralization, reducing pressure on densely populated urban centers while creating opportunities for residential and commercial growth in previously underdeveloped regions.

The project is also drawing attention from buyers based in Pune. Improved connectivity is likely to encourage cross-market demand, with investors and homebuyers considering locations such as Karjat and Neral as accessible options for investment and residence.

Experts highlight that the availability of relatively lower-cost land, combined with evolving lifestyle preferences, is likely to sustain demand for second homes and plotted developments in these regions. However, they caution that long-term growth will depend on timely infrastructure development and consistent policy support.
