
MHADA affordable homes Mumbai scheme has started the sale of 118 affordable homes in Mumbai under a first-come, first-served system, marking a fresh offering of momentum to the segment of affordable housing in Mumbai. Online registrations began at 11 am on February 17 through the authority’s official portal.
The homes were part of previous lottery schemes but remained unsold. They have now been reintroduced for direct booking, allowing eligible applicants to secure a flat without waiting for a draw. While the authority had initially proposed offering 120 units, the final count has been revised to 118.
The current MHADA Mumbai flats sale 2026 includes a wide price range. The most expensive apartment on offer is located in Tardeo in South Mumbai and is priced at over ₹8 crore. The most affordable unit is priced at ₹38 lakh, creating an entry point for middle-income buyers seeking a regulated housing supply within city limits.
The homes are spread across several established and emerging neighborhoods, including Kandivali, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion, Juhu, and Andheri. This geographic spread offers options in central and suburban corridors, catering to diverse commuting and lifestyle preferences.
The housing authority had first announced the sale on February 2, with applications initially scheduled to open on February 5. However, the launch was postponed due to a technical issue. With the portal now active, applicants can begin the MHADA online application process by registering through the official website. The next stage, which includes submission of the application, payment of the security deposit and application fee, and final flat selection, will begin on March 4, 2026.
Under the FCFS system, timing is critical. Once a flat is selected and confirmed, the applicant must pay 10 percent of the sale price within 48 hours to secure the booking. Failure to do so may result in the unit being made available to another buyer.
Eligibility norms remain clearly defined. Applicants must be at least 18 years old on the date of application and must be Indian citizens. A domicile certificate of Maharashtra is mandatory. The certificate must have been issued after January 2018 and should contain a barcode for verification.
Documentation requirements vary depending on marital status. Single applicants must submit their own Aadhaar and PAN details. Married applicants are required to provide documents of their spouse as well. In the case of divorced applicants, a certified copy of the final court judgment is necessary. Possession will not be granted without submission of the final order where applicable.
For buyers planning to finance their purchase through a housing loan, the process includes an additional step. A presanctioned letter from the concerned financial institution must be uploaded through the applicant’s login. Following this, the authority will issue a No Objection Certificate in the name of the lending bank. Allotment and possession letters will be issued only after full payment of the flat price along with applicable stamp duty.
