Lodha Developers to Invest Rs 1.3 Lakh Crore in 2.5 GW Data Centre Park Near Mumbai

Lodha Developers Ltd. has announced plans to invest Rs 1.3 lakh crore to develop a Lodha Developers data centre park, a 2.5-gigawatt facility near Mumbai. This marks one of the largest private investments in India’s digital infrastructure space. The project will be constructed at the group’s 5,000-acre Palava area and is expected to establish Maharashtra as a key hub in the country’s fast-growing data centre sector.

The real estate company stated in a regulatory filing that it has signed a new memorandum of understanding with the Maharashtra government for an additional Rs 1 lakh crore investment. This follows an earlier MoU of Rs 30,000 cr. signed in September 2025. The latest agreement was signed on January 19 between Abhishek Lodha, Managing Director and CEO of Lodha Developers, and the state government, on the edge of the World Economic Forum in Davos.

Reflecting on the development, Abhishek Lodha said the new agreement builds on the group’s earlier commitment and reflects confidence in Maharashtra’s policy framework. The Lodha Developers data centre park will be developed under the state’s Green Integrated Data Center Park policy, which aims to attract large-scale, energy-efficient digital infrastructure projects.

As per the company, the Palava data centre park is planned to be the largest in India upon completion. It's expected to generate more than 16,000 direct and indirect jobs, providing a major improvement to employment and allied industries in the region. Lodha Group will act as the primary developer, helping global and domestic operators establish facilities within the park.

Several prominent personalities have already invested in the project. Amazon has acquired a land parcel within the township for its data centre operations and has secured power arrangements for the next 15 years. Singapore-based STT Global Data Centres has also purchased land at the site, illustrating growing international interest in India’s data infrastructure market.

According to real estate consultancy CBRE, India’s overall data centre usage recorded around 1,530 megawatts as of September last year. Lodha’s proposed 2.5 GW park alone would significantly add to the country’s installed capacity over time.

In addition to its expansion into data centers, Lodha Developers continues to post strong performance in its core real estate business. The company achieved sales bookings of Rs 17,630 crore in the last financial year, up from Rs 14,520 crore a year earlier. For the current fiscal year, it has set a target of Rs 21,000 crore. Since its inception, the group has delivered 110 million square feet of real estate and is developing over 130 million square feet across ongoing and planned projects.
