Godrej Properties has risen as India’s largest listed residential property developer for the second successive year, due to a surge of strong sales and maintained market confidence. The Mumbai-based company reported a booking amount of Rs 34,171 crore for the 2025 financial year, a 19 percent increase over 2024, cementing its position at the top of the country’s residential real estate sector.

The figures highlight a noteworthy performance over the past three years. Between 2022 and 2025, Godrej Properties recorded a compound annual growth rate of approximately 44 percent in booking value, while revenue for the year rose 28 percent to Rs 18,979 crore, resulting in a three-year compound annual growth rate (CAGR) of 35 percent. The company sold 16,428 homes covering a total usable area of 27.26 million square feet, illustrating the scale and demand for its residential offerings.

The growth continued into the current fiscal year, with Godrej Properties reporting a 55 percent spike in sales bookings to Rs 8,421 crore in the third quarter alone. For the first nine months of the fiscal year, the company recorded bookings of Rs 24,008 crore, indicating a 25 percent year-on-year growth. As per the company executives, the growth is fueled by strong demand across major cities, particularly in projects that balance modern amenities with sustainable living standards.

Experts point to broader trends supporting the sector’s growth. India’s residential real estate market is projected to expand sharply over the next five years, with market size expected to reach USD 702.43 billion by 2031 from USD 438.54 billion in 2026, expanding at a CAGR of 9.88 percent. Factors contributing to this surge consist of improved housing affordability following a yearly 125-basis-point interest rate reduction period, government encouragement for green housing, and a general shift in demand as IT services and worldwide capability centers increasingly establish operations in Tier-2 cities.

Godrej Properties' performance demonstrates how a mix of meticulous project planning, location advantage, and shifting buyer desires can result into record-breaking sales. Analysts believe the company’s success is not just a consequence of positive market conditions but also of its capability to deliver timely projects that adhere to the expectations of modern homebuyers.
