Fabindia has secured a prime foothold in Mumbai’s bustling western suburbs, signing a five-year lease for a 6,389.47 sq ft premium retail space at De Mall on Veera Desai Road, Andheri West. The agreement, registered on December 9, 2025, lists Bollywood filmmaker Rakesh Roshan and Pramila Roshan as property owners, with Fabindia taking the space on license.
The artisanal lifestyle retailer will pay a starting monthly rent of ₹14.5 lakh, translating to ₹227 per sq ft, alongside a security deposit of ₹87 lakh and access to five parking spaces. The lease spans 60 months, with Fabindia locked in for 15 months, while the licensors have a full-term 60-month lock-in.
Under the rent escalation structure, the monthly payout rises steadily to ₹15 lakh in Year 2, ₹16 lakh in Year 3, and ₹18.4 lakh per month during Years 4 and 5. The deal highlights rising demand for large, high-quality retail spaces in Andheri, a hotspot for national lifestyle brands despite escalating rentals.
This development comes close on the heels of significant property acquisitions by the Roshan family. In November 2025, Rakesh Roshan and his wife, Pramila (Pinkie Roshan), purchased five commercial units worth a combined ₹19.68 crore in Vaidya West World One Aeropolis, Andheri. Registered on November 19, 2025, the units range from 1,089 sq ft to 2,033 sq ft, each including two parking spots. Stamp duty across the purchases ranged from ₹16.98 lakh to ₹31.71 lakh, with registration charges of ₹30,000 per unit.
