Mumbai’s Kandivali Sees One of Its Biggest Cluster Redevelopment Plans

Mumbai is poised to experience one of its largest cluster redevelopment projects as 53 housing societies in Kandivali plan to come together to redevelop their ageing residential complex. The project involves the Chhatrapati Shivaji Raje Complex, a 26-year-old MHADA redevelopment project built by the Maharashtra Housing and Area Development Authority in the year 2000.

Spread across 12 acres, the Kandivali complex currently houses 3,488 families living in compact 225 sq ft homes. Over the years, residents have faced challenges related to space constraints, ageing infrastructure, and limited amenities. The proposed cluster redevelopment aims to transform the entire layout into a modern, well-planned residential township. 

Cluster redevelopment in Mumbai is an urban renewal model where multiple adjoining buildings or plots are merged and redeveloped as a single large project. This approach allows for better use of land, wider internal roads, open spaces, improved infrastructure, and modern amenities, while ensuring that existing residents are rehabilitated within the same area.

Mumbai has already seen several large-scale cluster redevelopment projects, especially MHADA redevelopment projects in layouts such as Motilal Nagar in Goregaon, Abhyudaya Nagar in Parel, Adarsh Nagar in Worli, Bandra Reclamation, GTB Nagar in Sion, and Kamathipura.

The Kandivali project could become a key milestone for cluster redevelopment in Mumbai, improving living conditions for thousands of families.
