Apple Bangalore office expansion has grown rapidly as Apple Inc. deepens its footprint in the city’s commercial real estate market with a major expansion at Embassy Zenith.
The tech company has leased an extra 1.21 lakh sq. ft. of office space in the premium tower, expanding its total occupancy in the building to approximately 3.89 lakh square feet. The latest deal covers 121,203 sq. ft of charged area across the ground to fourth floors at a monthly rental of ₹235 per sq. ft, which amounts to a monthly expense of about ₹2.84 crore.
The owner of the property is MAC Charles (India) Limited. The lease agreement runs for 10 years, commencing September 25, 2025. With this addition, Apple’s total rental agreement at Embassy Zenith over the 10-year term stands at approximately ₹1,333 crore.
The agreement includes a clause that gives Apple the first option to take up any space that becomes available in the building if other tenants vacate. This clause gives the company flexibility to consolidate further within the same tower as its India operations scale up.

The latest deal follows Apple’s previous lease in April 2025, when it secured 2.7 lakh sq. ft in the same building, covering the fifth to 13th floors at the same rental rate of ₹235 per square foot per month. For that amount, Apple has been paying a monthly rent of ₹6.35 crore and deposited a security deposit of ₹31.57 crore.
The move toward offices coincides with the company’s retail expansion in the city. In May 2025, Apple India leased 7,997.8 square feet of retail space at Phoenix Mall of Asia in North Bengaluru for an annual rent of ₹2.09 crore under a 10-year agreement. The lease includes a 15% escalation in rent and security deposit every three years, with a security deposit of ₹1.046 crore.
The retail agreement also contains a revenue-sharing clause. For the first 36 months, nearly 2% of revenue will be shared with the landlord, increasing to 2.5% thereafter. The payout, however, is capped at twice the applicable yearly minimum guaranteed rent.
This steady layering of office and retail agreements illustrates the broader Apple Bangalore office growth plan, which places the city as a central hub for the company’s engineering, operations, and customer engagement in India.

Earlier, in 2023, Apple leased multiple floors at Prestige Minsk Square, developed by Prestige Estates Projects on Cubbon Road in the central business district, at a disclosed starting monthly rent of ₹2.44 crore for a 10-year term.
Taken together, these transactions show a clear pattern of merging. For Apple, Bengaluru is not merely a growing market. It is becoming one of its most significant operational bases outside its home region.
